All Tenancy Agreements are for a minimum of six months (less only by negotiation)
To secure your home, we will require a full holding deposit, equivalent to six weeks rental. Any property can be held with a holding fee of £250, however, the property will not be removed from the market until a full holding deposit has been received. An administration Fee is payable of £95 plus VAT (our fees are one of the most competitive in Manchester!) and this covers the cost of our referencing process and drawing up the appropriate tenancy documentation. On the day of move-in you pay your rental.
Proof of earnings (source of income if a student), a UK Guarantor and references (may be) are required.
During the tenancy, you will be responsible for all services such as gas, electricity, water and council tax.
A credit search and referencing will be may be carried out on you by an independent professional referencing agency on our behalf.

Once you have found your Home
After you have viewed a property and you would like to take it, we will then liaise on your behalf with the Landlord to agree a moving-in date and the amount of rental. If the property you have decided to take is empty, it is possible to move-in within 24 hours, subject to appropriate documentation being provided.
Before you move-in into your new property, we will require the following information. Should you require assistance, obtaining any of this information, one of our Property Management Team will be able to assist you this with:-
When you have paid your administration fee and deposit we will carry out a credit check to ensure you are credit worthy and register your deposit with The Deposit Protection Scheme ("DPS").
Before your move-in date we will ensure that the property is inspected to ensure that it meets our standards, we will get all the keys ready for the property and complete a full photographic inventory which you are required to sign.
On the day of your move-in you will come to our office and complete your Tenancy Agreement and provide us with any outstanding information/documentation requested.
When this has been done, we will collect your first month's rent and set up a standing order for your rent to be paid on the same day each month. We will provide you with a copy of your Tenancy Agreement, keys for the property, a copy of your deposit insurance certificate, your inventory and your moving-in notes.
